Project Enterprise has a long history as a philanthropic organisation, and in the spirit of this the Residential Quarter site on former Boots land presents an opportunity to create a “model village” for healthy living.

Dice was appointed to deliver the detailed civil and structural design for RIBA work stages 02–06, managing the challenges associated with developing a brownfield site surrounded by existing homes, while also addressing the technical requirements of modular housing across multiple house types.

The vision for the Residential Quarter is to create a vibrant, green community by the edge of Beeston Canal, where people will want to settle and engage with the local employment and shared facilities. The legacy of Boots’ health and wellbeing ethos will be reinterpreted to promote healthy lifestyles, while local heritage will be woven into the design to establish a strong sense of identity and character.

The development will provide approximately 622 new homes, all built to Future Homes standards using selected MMC technology, achieving an EPC rating of A and meeting the client’s carbon and energy targets. The scheme will feature a mix of two- and three-storey homes, along with four 4-storey apartment buildings, making it the UK’s largest low-rise modular housing development.
