The proposed scheme comprises 24 modular apartments and 120 new eco-residential dwellings located on a former greenfield site in Worksop, Nottinghamshire.
The proposed modular apartments are intended to be manufactured offsite by Laing O’Rouke, utilising their pioneering offsite production approach DFMA at their nearby Advanced Manufacturing Facility.
The low-rise modular residential elements are scheduled to be manufactured offsite by a third-party manufacturer. With an efficient, onsite construction time of approximately two days per dwelling, schemes like this will go some way to help address the national housing crisis.
This eco-development’s properties boast an EPC ‘A’ rating - ranked in the top 0.15% of all UK homes for energy efficiency - and will cost approximately £1 per day to run.

Dice was involved at the pre-planning stage. The team provided highways and drainage design input, negotiating access to the development, and ensuring suitable parking provision was provided.
Working collaboratively with the scheme’s architects, the team interrogated the proposed layout. Together, they developed an alternative site layout which incorporated a highway design which received no comments upon its submission for planning. To support the development’s energy efficient ethos, Dice also incorporated carbon neutral attenuation tanks into its designs.
Dice was also appointed to undertake the technical design associated with the sub-structure, private drainage & external works, and the wider site drainage. This resulted in the management of numerous challenges encountered with developments that incorporate numerous stakeholders - whilst also balancing the specific technical requirements of the modular home design.
