A private eco-home development incorporating Ilke Homes' modular housing system.
The Newlands is a new, eco-residential development located on a former brownfield site in Fernwood, Newark. The nine properties have all been manufactured offsite, following Ilke Homes’ modular build model. With an efficient, onsite construction time of approximately two days, schemes like this will go some way to help address the housing crisis.

This eco-development’s properties boast an EPC ‘A’ rating - ranked in the top 0.15% of all UK homes for energy efficiency - and will cost approximately £1 per day to run.

Dice was involved at the pre-planning stage. The team provided highways design input negotiating access to the development, and ensuring suitable parking provision was provided, whilst also ensuring there was sufficient space for vehicles to turn around on
the tight site.
Working collaboratively with the scheme’s architects, the team interrogated the proposed layout. Together, they developed a highway design which received no comments upon its submission for planning. To support the development’s energy efficient ethos, Dice also
incorporated carbon neutral attenuation tanks into its designs.
Dice was also retained to undertake the technical design up to tender stage associated with the sub-structure, private drainage & external works, and the wider site drainage. This resulted in the management of numerous challenges encountered with developments on brownfield sites which are surrounded by existing homes - whilst also balancing the specific technical requirements of the modular home design.
As a result of Dice’s involvement in this scheme, along with a number
of other sites, Ilke Homes has now appointed Dice as one of its recommended engineers across all sites using this product.
