New residential scheme consisting of 39, high quality one and two bed apartments, spread across eight storeys in the heart of Nottingham's regeneration zone.

The ground floor of the proposed building is to be occupied by communal facilities, concierge space, dedicated parking areas and will also incorporate a commercial unit which fronts directly onto Queens Road.

This project has been commission to transform a derelict cinema into a large mixed-use accommodation block featuring 39 high-end apartments and yoga retreat at ground floor, located in the heart of Nottingham's Regeneration Zone.

Dice were instructed to carry out pre-planning, civil and structural services on the project. This began with outlining the existing site conditions and providing a detailed description of the site proposals including composition, scale, main features, points of access, and travel characteristics, and culminating the above into a Transport Statement.

Our engineers worked closely with the design team during the pre-planning stages to overcome a key challenge associated with the building’s proximity to the existing tramline. This passes directly over the site, requiring 3D swept path analysis to be undertaken so as to determine adequate clearance height of delivery and refuse vehicles required to access the service bay directly beneath.

After reviewing the pre-planning information and assessing the third-party surveys, Dice were ready to carry out engineering services for stage 03a to stage 05 of the project. This included an initial site walkover to identify key structural items, preparing a brief structural report and developing the chosen structural scheme.

The proposed building will be formed from a combination of a concrete frame at the ground floor, with a steel frame for the upper floors. This gives a clean soffit to the slab, and reduces the overall structural zone at the first floor level.

Our engineers then provided the ground floor concrete design, development of the foundation solution, and provision of the concrete ground beam layout. They also designed the drainage infrastructure, considering any existing works and suitable discharge points.

Dice was also retained to undertake the technical design up to tender stage associated with the sub-structure, superstructure, below ground drainage, and external paving design. Poor ground conditions and the presence of the Tinkers Lean Canal, which passed directly underneath the existing ground floor slab, resulted in a unique piled foundation solution to be installed so as to mitigate any disturbance with the existing canal wall. The proposed superstructure design incorporated a steel/concrete frame design and associated masonry infill.
